Individuals or their representatives are required to use the digital duties form for all contracts or agreements for land transfer duty entered into on or after 1 July 2017.

Whilst often unpopular the form is aimed to reduce the amount of docuements required in a conveyancing transaction and to allow parties to sign electronically.

What Is a Duties Online Form?

The Duties Online Form is required to declare details of your property purchase or transfer to the Victorian State Revenue Office. It’s used to calculate stamp duty, apply concessions (e.g. First Home Buyer), and authorise your settlement to proceed.

When Do I Need to Complete It?

You must complete the form before settlement, usually after signing the contract and once finance is approved. Most conveyancers will request this at least 2 weeks before settlement.

Step-by-Step Guide

  1. Visit the SRO portal: https://www.sro.vic.gov.au/duties-online

  2. Log in using your Duties On Line credentials

  3. Click “Start a New Form”

  4. Choose “Transfer of Land”

  5. Enter your details and contract info

  6. Complete declarations if required

  7. Review, save, and send the form link to the other conveyancer
    (e.g. info@quick32.com)

How to complete forms electornically

An all-in-one digital duties form for property transfers in Victoria became mandatory from 1 July 2017. The digital duties form replaces paper-based land transfer duty forms, and enables electronic data pre-population into the Duties Online (DOL) system.

You will receive an email from the State Revenue Office inviting you to complete the form electronically once all parties have completed the relevant data. Once you accept you will be shown a completed form which you are required to check is true and correct to the best of you ability, and sign if all is in order. This sometimes can be very close to settlement due to the number of parties involved, or can be required to be resigned multiple times should any of the parties make alterations, no matter how minor.

We use information provided by you specific to the transaction, however for one reason or another this can be incorrect or out dated. Common examples are missing middle names or stamp duty concessions. Below are examples of details you should check when signing the form digitally.


Common Mistakes to Avoid

  • Wrong contract date or price

  • Forgetting to attach PDF of contract

  • Not emailing the form to your conveyancer

  • Using a mobile device (desktop recommended)


Purchaser Forms (Transferee)

  • full name

  • date of birth

  • address after settlement

  • manner of holding (for example if you are holding the property on behalf of a trust or similar setup)

  • concession eligibility

  • country of tax residence

  • visa details (if a foreign purchaser)

Seller Forms (Transferor)

  • full name

  • date of birth

  • address after settlement

  • manner of holding (for example if you are holding the property on behalf of a trust or similar setup)

  • country of tax residence

  • your ABN and GST details if you are making a taxable supply
