Transferring Electronic Title Control When We Already Hold It

When Victorian Property Settlements holds the electronic certificate of title (ECT) for your property, we are responsible for authorising any future dealings that affect the title, such as a refinance or sale. Sometimes, you may need us to transfer that control to another party, for example a bank, another conveyancer, or a solicitor who is taking over conduct of a matter.

This process does not transfer ownership of the property. It simply changes who has the authority to deal with the title in the electronic system. The registered ownership shown on the title does not change.

To complete this request, we will need your written authority. The form further down on this page is used for that purpose. Once you fill in that form and provide the details of the party who will be taking over control, we can start the process of releasing the title in PEXA.

The time it takes will depend on who is receiving the title control. In many cases, we can transfer ECT control within 1–2 business days. However, where a bank is involved, their internal securities or settlement team may require up to 10–20 business days to review and accept the request, especially if the property is still mortgaged.

To assist us and avoid delays, please have ready:

• The full name of the new representative or bank
• Their PEXA request details (if known)
• Any settlement or refinance dates that have already been organised
• If a mortgage is involved, the loan or discharge authority reference number

Once we have the completed form and required details, we will confirm the next steps and keep you updated when the new controller has accepted responsibility. We will also notify you once the transfer is finalised.
