Use this form to provide details of an issue identified at a final inspection or otherwise before settlement and to state exactly what the purchaser is asking the vendor to consider.
Clear photographs, supporting documents and the relevant Contract provision or written agreement will help us obtain instructions from our vendor client.
This form can be used for:
- missing or damaged inclusions or chattels;
- damage to the property;
- cleaning, rubbish or belongings left at the property;
- incomplete agreed works;
- an appliance or fixture that is not operating;
- garden, pool or external area issues;
- vacant possession concerns;
- keys, security or utility issues;
- a request for rectification or replacement;
- a proposed monetary adjustment or retention; or
- another issue identified before settlement.
Submitting this form does not postpone settlement
Submission or receipt of this request does not postpone settlement, vary the Contract of Sale, authorise a deduction from settlement funds or create a right to withhold money.
The existing settlement date and all contractual obligations continue to apply unless Victorian Property Settlements confirms the vendor's agreement to another arrangement in writing.
This form is not a notice of default, rescission, termination or other formal exercise of contractual rights.
Please provide evidence of the issue
Where possible, upload clear photographs, the relevant inspection material, quotations or correspondence, and identify any Contract provision, inclusion or written agreement relied upon by the purchaser. Please also state clearly what outcome the purchaser is asking the vendor to agree to.
